This position exists to perform skilled mechanical work in the installation, maintenance and repair of various mechanical systems; plumbing, heating, electrical, as well as carpentry, construction, and painting projects. This position is required to carry out a program of preventive maintenance, maintain and repair assigned equipment, be knowledgeable of contract agreements and monitor vendor performance on chillers, water treatment, and other mechanical equipment and apply industrial water treatment to boilers, chillers, closed heating and cooling piping loops as needed.
Job Duties:
Perform skilled mechanical work in the maintenance, operation, installation and repair of heating, cooling, power equipment and other mechanical systems in buildings on or off campus to ensure the safe and efficient operation of all buildings.
Perform skilled rough and finished carpentry work on buildings and grounds at Saint Paul College both on and off campus.
Assist other Facilities staff with maintenance operation tasks and perform other general duties as assigned on site or at other MM State facilities. Complete various maintenance operation activities as directed by the Building Maintenance Foreman or Physical Plant Director.
Review plans, specifications and blueprints for all construction and remodeling projects. Inspect projects to ensure compliance with approved plans and specifications.
Assume lead work responsibilities in special operations or in the absence of the supervisor within college and work unit policies.
Comply with Occupational Safety and Health Act and departmental safety policies through participation in mandatory training, testing and certification.
Minimum Qualifications:
Current Minnesota Boiler License at the ?Special? level or higher; or ability to obtain one within 6 months.
Knowledge and skills in the methods, materials, tools, and equipment used in trades work sufficient to assist skilled trades staff in the completion of assigned projects.
Ability to perform semi-skilled trades work sufficient to complete minor trades plumbing, electrical, HVAC, and/or electrical systems and equipment.
Ability to perform minor repairs and adjustments to machinery and equipment including the general maintenance and minor repairs of buildings.
Knowledge of occupational hazards and safety measures related to trades work sufficient to safely and efficiently perform the job duties.
Ability to provide work direction to unskilled helpers.
Ability to understand and follow verbal and written instructions sufficient to interpret and carry out assignments in a safe and efficient manner.
Preferred Qualifications:
Knowledge and experience working in commercial rough and finish carpentry, practices and techniques, remodel, repair and related maintenance of College buildings, structures and furniture.
Knowledge of commercial door hardware, hollow metal doors, wood doors, glazing and hollow metal frames.
Ability to make sketches, write specifications, and estimate material and labor costs.
Knowledge of constructions plans, blueprints, and specifications to draft, interpret, modify and follow through to completion new construction, remodeling and other carpentry projects.
Ability perform trades work sufficient to complete repairs on HVAC, plumbing, and/or electrical systems and equipment.
Ability to use basic computer communication/reporting programs and systems.
Knowledge of State, Federal, and local ordinances and code governing building mechanical equipment and repair.
